A laneway shed in Fitzroy is being sold for up to 600k.
Only in Melbourne could a graffiti-covered laneway shed be as valuable as a city apartment, and that’s exactly what’s happening in Fitzroy.
Tucked away just off Brunswick Street, a small brick structure is up for grabs, listed between $550,000 and $600,000.
That’s about the same price as the average Melbourne unit, which currently sits at $588,000, according to PropTrack data.

The 70sqm standalone building in Fitzroy isn’t your typical real estate offering.
It’s a trio of storerooms wrapped in graffiti and dripping in potential, being sold as a ‘rare inner-city opportunity’ and a ‘blank canvas for conversion, reinvention or continued use’.
The listing named the Fitzroy laneway as a ‘tightly held pocket is surrounded by cult-favourite eateries, wine bars, and independent retailers.’
‘The property offers exciting scope for future plans.’
The laneway is within strolling distance of Edinburgh Gardens, Carlton Gardens, Melbourne Uni, Queen Vic Market, and the legendary Lygon Street.
The Fitzroy shed sits on its own title after being subdivided from a larger commercial property on Brunswick Street.
Selling agent Julie Taylor of BigginScott Richmond said it had recently been used as storage for nearby businesses.
She also noted that an application had been lodged with Yarra Council to name the laneway, which would give the property its own distinct address.
