Fitzroy Gasworks enters its final residential phase with four developers shortlisted for the landmark precinct.

A major urban renewal project is transforming a historic industrial site in Fitzroy into a new neighbourhood featuring 1200 apartments, affordable housing and community facilities.

The Fitzroy Gasworks project sits on the former gasworks site, which was first established in 1860, with gas production ceasing in 1927 before fully closing its operations as a construction workshop and gas storage point in the 1970s.

Featuring 1200 apartments, a 650-student senior high school (now open) a new multi-use sports centre (completed) and a new tram stop, Development Victoria says the Fitzroy Gasworks project aims to set a new benchmark in urban renewal by providing affordable homes close to public transport. 

Under the development plan approved in September 2022, 20 per cent of the 1200 apartments will be allocated as affordable housing and 8.7 per cent of the site offered as public open space.

The Victorian government has now compiled a shortlist of developers to submit proposals for the final residential stage of the Fitzroy Gasworks project.

Local Residential, GFM Group, PDG and Hickory Developments have been invited to participate in the Request for Proposal process to deliver Parcel A, the last residential plot within the precinct.

Parcel A is expected to accommodate around 350 new homes, including a minimum of 20 per cent affordable housing.

Altogether, this final parcel will make up 30 per cent of the total housing across the Fitzroy Gasworks precinct.

The development will also restore the Valve House, the only remaining building from the former gasworks site and now listed as historically significant by Heritage Victoria.

In November 2024, the Inner North Collective Joint Venture, comprising of Assemble, Milieu and Hickory, was selected to deliver the earlier stages known as Parcels B and C.

Both parcels will feature a mix of 820 homes with a minimum five-star Green-Star rating.

Assemble will deliver 400 build-to-rent homes in Parcel B and Milieu will deliver approximately 420 homes in Parcel C, in partnership with not-for-profit housing group Nightingale.

All packages will feature communal facilities including a café, event spaces, rooftop gardens and laundry facilities.

Currently, the Inner North Collective Joint Venture is progressing design work for Parcels B and C with plans expected to be lodged for planning approval by the end of 2025.

The precinct already features community infrastructure including the new Wurun Senior Campus school facilities and the Bundha Sports Centre, which includes four courts for basketball, netball and volleyball and a dedicated futsal court, a gym, café and change rooms.

The $54.5 million Bundha Sports Centre project is a partnership between the Victorian Government who has contributed $49.5 million, and City of Yarra who has contributed $5 million.

A new 79 space car park within the Alexandra Parade median strip was also approved last year, to support the projected increase of visitors to the sports centre now open in Fitzroy.

The J.H Porter Iron Store, formerly located on the council depot site, has been restored and relocated to Fairfield Park as part of the heritage preservation efforts.
