Chapel Street’s Jam Factory set for $1.5 billion transformation

Chapel Street's iconic Jam Factory building is set to get a $1.5 billion upgrade, including residential towers and a five-star hotel.

Under new plans unveiled by Bates Smart architects, who also did the Bourke Street Green among other Melbourne projects, a huge residential and shopping precinct will be built above and behind the Jam Factory.

Architect mock-ups show that the building’s heritage facade, cinema and first two stories will remain, however will be overshadowed by seven stories of apartments and hotel rooms above them.

The new structure will be set over 18,000 square-metres of site area, which will include a two-level plaza and amphitheatre, four luxury residential towers, a five-star hotel with roughly 180 rooms, and three levels of retail and entertainment spaces.

The building is also set to be connected with Chapel Street via a series of laneways, a design feature that borrows off original plans for the building created back in 1864.

The additional buildings are set to create an additional 3,600 jobs, should the plans gain council approval. Completion is set for 2025.
